It’s difficult not to think about longevity as you walk down 50th Street and Broadway. You pass by Wicked in the Gershwin, which celebrated its 20th anniversary on Broadway in 2024; you also pass Death of a Salesman in the Winter Garden, which was once the home of the record-breaking original Broadway production of Cats. If you look a little harder, you’ll find The Theater Center – the only Off-Broadway theater with a Broadway address – nestled between those two Broadway giants. Go up the elevator to the fourth floor and you’ll find the Anne L. Bernstein Theater and Perfect Crime, the longest-running play in New York, which entered its 40th year of performances on April 18th, 2026. Downstairs in the Jerry Orbach Theater – where The Fantasticks ran for over a decade – are long-running parody musicals based on iconic NYC sitcoms Friends and Seinfeld

A third parody musical based on The Office closed this month after over seven years of performances. That closing made space for the theater’s first ever Making It Happen Ten-Minute Play Festival to take root. The festival features new plays from 14 playwrights, many of whom make their Off-Broadway writing debut and feature casts of actors making their Off-Broadway acting debuts. As Perfect Crime enters its fifth decade, and The Theater Center scales back its parody offerings, Making It Happen represents a shift in programming away from institutional sure things and toward platforming and supporting new work built to last.

The Theater Center is the home of 3C Theatrical Management, created by Theater Center general manager and star of Perfect Crime Catherine Russell. Her team of professionals also includes Bradley Bemboom (casting), Jeffrey Schmelkin (marketing), Arielle Zaytsev (social media), and Sarah Jae Leiber (PR). Artists who would like to present their plays at The Theater Center can contract this team to create, sell, and publicize their work for a considerably lower rate than average.

The Theater Center also houses rehearsal space, frequently used by Broadway productions to rehearse near-but-not-in their respective theatrical homes. That means artists who contract 3C and perform their plays at The Theater Center can rehearse in studios steps from the stages where their plays will be performed – a nearly-unique offering in a landscape saturated with expensive alternatives.

Artists can look to the legacy of Perfect Crime and The Fantasticks as evidence that the longevity of their show is in safe hands with 3C. Theatre workers face an uncertain present and an even cloudier future. It’s organizations like The Theater Center and 3C that provide hope that theatre can survive through war, pandemic, economic turmoil, and anything else that might get in its way. Even against stacked odds, The Theater Center has survived for decades. They can help you do it, too.

The Theater Center, the only Off-Broadway venue with a Broadway address, is in New York's Theater District. Since April 2005, it has offered Off-Broadway entertainment in a 20,000-square-foot complex featuring two theaters and rehearsal spaces. Uniquely, we provide Live AI Translation in over 50 languages. Hosting a variety of productions, acting classes, and events, The Theater Center features the Anne L. Bernstein Theater with Perfect Crime and Pied à Terre, New York's longest-running play, and the Jerry Orbach Theater with shows like Friends! A Musical Parody and Singfeld! A Musical About Nothing.

Tickets for Perfect Crime, Singfeld! An Unauthorized Musical Parody About Nothing and Friends! The Unauthorized Musical Parody are available by calling the box office at (212) 921-7862 or online at www.Ticketmaster.com
